Welcome to the Flip Empire Resources section, a curated list of the tools I strongly recommend for building and scaling your real estate investing business.

I have tested almost every recommendation on this page. Many of the resources listed here are crucial to running my business (or were crucial to developing my business to where it is today).

Real Estate Investor Websites

I can’t recommend Carrot websites enough! I’ve had my motivated seller and cash buyer websites with them for the last few years, and not only are the sites juiced with the best real estate keywords to instantly help you with search engine optimization (SEO), but the Carrot team is awesome, and their support is on another level. Trevor and his team get my highest endorsement, and the product is fantastic. Plus websites are extremely affordable, and fully customizable if you want.

FreedomSoft

FreedomSoft is a great out of the box CRM solution for any level real estate investor, and since recently being acquired, the new team at FreedomSoft has added some awesome features and really improved the overall product. I highly recommend FreedomSoft, and you can test drive it with a free 14 day trial here.

They have great customer support, and this CRM will quickly become a must-have in your real estate business.

Leads Delivered Service

If you don’t have the budget (or time) for SEO or PPC, this can be a good option for you. I’ve bought many leads from this service, and have closed many deals from their leads throughout the years.

They spend a lot of money to generate leads, and make them available to you in their back office, as well as email them to you directly.

Vacant Properties List

I’ve been using this great software tool for finding vacant properties, with high equity, or owned free and clear. The system is easy to use, and allows you to export the list so you can mail them yourself, send them to your mail fulfillment center, or even mail them from within their system with a few clicks of the button.

Cash Buyers List

You should always be building your cash buyers list, and while there are several ways to do so (bandit signs, craigslist, networking, MLS, agents, etc.), this is a great tool that allows you to download the latest cash buyers who have recently purchased properties for cash in your area.

Online Lead Generation Services

Search Engine Optimization (SEO)

SEO can be a tough code to crack for Real Estate Investors, which is why you need to educate yourself on how it works, and/or outsource this to an expert so your site can rank at the top of Google and other search engines. This is more of a long-term play, but once you get your site to rank, it’s a great source of deals, and they average profit per deal is usually higher than with other marketing channels.

If you decide you don’t want to tackle SEO, and have the budget, I recommend you outsource it to team at Gen Web. I’ve worked with them in the past, and they really know their stuff.

Pay Per Click Advertising (PPC)

When it comes to pay per click advertising, you have to know what you are doing, or you can lose a lot of money. Unless you are a PPC ninja, I would advise you hire an expert to handle your account, so you can focus on other marketing, sending offers, and closing deals!

You should reach out to Dan over at AdwordsNerds, and see if your County is available. It’s completely done for you, and these guys know their PPC

Direct Mail Lists

If you are serious about this business, direct mail needs to be in your marketing arsenal. The key with direct mail is to be consistent, follow up, and track your key performance indicators (KPI’s).

You don’t want to just send a campaign once, and not re-mail that list. You should at least mail 4 times to increase your chances of getting deals. Regardless of your marketing budget, make sure you can re-mail the list several times.

There are several places to get mailing lists, and here are my top recommendations, segmented by the type of list. I’ve also included some tips I think you’ll find valuable:

Want to separate yourself from your “competition”? You want to zig, when others are zagging.

(Besides, zigging is cooler)

Here’s what I mean. Most people filter their list with the following criteria:

  1. Zip Code, City or County
  2. Single Family Residential
  3. Absentee Owner and/or Owner Occupied (In-State & Out of State)
  4. High Equity (usually 70% or greater)
  5. Lived in house for 10+ years or…
  6. Last market recording date greater than 10-20 years

Well if you do that, you’ll end up with the same list most people have. You want to add filters and drill down to a highly target list of motivated homeowners.

List Source is also a fantastic resource to purchase an Absentee + Equity list (with custom filters), but also to identify the “Hot Zip” codes in any market!

Inheritance List

US Lead List has the Inheritance list, but they only work with 3 people per county. If you are interested in mailing this list, reach out to them to see if your County is available.

Tax Defaults & Divorce List

These can be great lists to target for obvious reasons. In some cases, the homeowners are highly motivated to sell.

Email Marketing

Aweber

I’ve been using Aweber for years, and really like their email delivered service. We primarily use Aweber to blast out our wholesale deals, and the service has paid itself many times over. I’ve tested other providers, and Aweber gets the vote for my money. Check them out here

MailChimp

I don’t have a mail chimp account (at the moment), but I’ve heard great things. One thing I really like is that they allow you to import your existing list into their account.

CRM (Customer Relationship Management)

FreedomSoft

FreedomSoft is a great out of the box CRM solution for any level real estate investor, and since recently being acquired, the new team at FreedomSoft has added some awesome features and really improved the overall product. They have great customer support, and this CRM will quickly become a must-have in your real estate business.

Podio

Another option is Podio.com. There are a lot of benefits with Podio, including being able to fully customize it to meet your business needs. The downside to Podio is that it does require heavy customization, plus the integration of 3rd party tools like GlobiFlow.com to automate the workflows, but once you get it to your liking, it’s a solid CRM.

Live Answering & 24-Hour Recording Services

Pat Live

I have tested various live answering services, and Pat Live seems to be the best of the bunch. They specialize in working with Real Estate Investors, and that is a big advantage when processing your leads. Just send them your script or webform link, and they’ll process your leads 24/7.

Call Rail

If you decide not to take calls live, or use a live answering service like PatLive (see below), then I recommend you use Call Rail

Freedom Voice

I used freedom voice as my main 24-hour recording service, and if you choose to not take calls live, this is also a good option. I think Call Rail is a little better, but Freedom Voice will definitely do the job.

Bandit Signs

We order our bandit signs from:

You always want to split test with any marketing you do, but I recommend you go with 24×18 blank (white or yellow) bandit signs, and then hire someone on Craigslist to handwrite them and put them out!

Another awesome way to automate the management of your bandit signs is to outsource it to Simple Crew.

Outsourcing

In a nut shell, this service will find you qualified virtual assistants based on your needs and criteria. If you are concerned about placing an add, pre-screening resumes, etc, this is for you. You are basically “outsourcing the process of finding a qualified VA to outsource your work to…

There are various sites out there you can find good, quality people to outsource your work to, and here are some of the ones I like:

  • Upwork.com: Aside from Virtual Staff Finder, this is a really good service for outsourcing, and hiring quality people. I found my current Lead Managers through Upwork.
  • Fiverr.com: Who knew 5 bucks would go such a long way. Hire qualified people to do a specific task for $5. Pretty awesome.

Communication Tools

Call Fire

We use Call Fire to send out text broadcasts when marketing our wholesale deals. We’ve sold numerous deals to cash buyers using this tool. Check it out here.

Sly Broadcast

This tool allows you drop a prerecorded voice mail right into the voice mail box of thousands of mobile numbers. We use this for outbound marketing to reach motivated sellers, as well as cash buyers.

Screenflow

Screenflow has been a valuable tool in my business, and it’s the screen capture software I use to record “how to” training videos for my team members. I then have my VA watch the video, and create a Standard Operating Procedure (SOP) from the video. It allows you to record anything, edit it if you want, and share it anywhere (You Tube, Google Drive, Facebook, Dropbox, etc). I use this tool all the time, and highly recommend it.

Here are some other tools we use on our team:

  • Skype: Our rock star lead managers use skype to make and receive calls from motivated sellers. Use this tool to pretty much communicate with anyone, anywhere in the world.
  • Google Hangouts: Free way to communicate with team members (or customers), in an online, group setting type environment.
  • GoToMeeting: We use this tool for our weekly team huddles, as well as for internal training that requires screen sharing.
  • Slack: Internal team communication. Beats the CRAP out of email. Seriously awesome.

Productivity Tools

  • Boomerang for Gmail: I’m not sure what I would do without this tool. It is super cheap, and the value and benefits far outweigh the $3-5 a month it costs. Boomerang for Gmail lets you take control of when you send and receive email messages. It will also “boomerang” emails to you on a certain day and time that you choose. It’s an awesome tool!
  • Evernote: Store all of your notes, thoughts, journals, ideas, tips, tricks, etc. in Evernote. Super easy to share and collaborate with people (in real-time).
  • ScheduleOnce: No more back and forth with emails and text messages to try and coordinate a day and time to speak (or meet). Set your calendar in ScheduleOnce, and send your link out (or embed on your website).
  • XMind: This is my favorite Mind Mapping Software.

Apps

Here is a quick list of my favorite apps:

  • Headspace: Great app for meditating 10 minutes a day. Love it!
  • HomeSnap: Find a house you like, whip out HomeSnap, take a pic, and it gives you the details.
  • JotNot Pro: Best app I’ve found for scanning and emailing documents.
  • Canned Text Response: If you find your self texting the same response, automate it! Use this app, and it will save you a lot of time in the long run.
  • DocuSign and HelloSign are great for signing and sending docs.
  • Slack is a team communication tool, so if you use Slack, download this app.
  • Dropbox: One of the easiest ways to send and receive files (especially large files)
  • Whats App: In a nut shell, WhatsApp Messenger is a cross-platform mobile messaging app which allows you to exchange messages without having to pay for SMS. Because WhatsApp Messenger uses the same internet data plan that you use for email and web browsing, there is no cost to message and stay in touch with your friends.
  • Voxer: Think walkie-talkie (but on your iPhone).
  • Audipo: Save time by speeding up your audio! I listen to audio at 2x.
  • Evernote: Store all of your notes, thoughts, journals, ideas, tips, tricks, etc. in Evernote. Super easy to share and collaborate with people (in real-time).
  • Google Drive: Access all of your documents, anywhere you are, anytime you want.
  • Podio: Manage and review all your leads when you’re out and about. You can also communicate with your team and see all activity.
  • Every Dollar: Free budgeting tool (see below)

Budgeting Tool

Dave Ramsey created an awesome (free) software tool called EveryDollar.com. You can also download the app to make sure you stay on budget.
